KMASS prepared the structural design of this three-storey block of flats in Muswell HIll, North London.
The upper floors contain four self contained flats, with a further flat located within the front basement.
Following a flash flood, the external drainage system surcharged resulting in extensive flood damage to the basement flat within this mansion block.
KMASS were engaged to prepare a specification of repairs that included design and specification of a retro-fit waterproofing system.
The waterproofing system was designed to comply with BS 8102; “Protection of structures Against Water from the ground” and the installation company provided a 20 year guarantee on the system that was backed by an independent Insurance company.
KMASS prepared the design & specification, Invited Tenders from suitable specialist contractors and fulfilled the role of Contract Administrator.
KMASS were extensively involved in the design of this unusual pair of four semi-detached houses in north London.
The infill and sloping site posed significant challenges for KMASS and also for the Architect. Planning restrictions controlled the profile and shape of the buildings and the height above existing ground level was severely restricted so as to minimise the impact of the development on the surrounding properties.
All four houses comprise very open plan and spacious accommodation with basement lightwells and sunken gardens.
