The original arch to the mews entrance was built in 1874 but was seriously damaged by impact of a high vehicle.

KMASS were instructed to ensure the safe demolition of, and careful restoration of the arch.

Bricks were specially made and the arch was painstakingly reconstructed and finished with a dark “stain” to resemble as closely as possible that which existed prior to the incident which was a requirement of the Royal Borough of Kensington & Chelsea Conservation officer.

Loss Adjusters acting for Insurers instructed us to investigate & report upon damage to the rear facade (windows were jammed) and floors were sloping excessively.
In addition the roof covering was found to have serious defects that required further investigations in order to establish the extent and cause of damage.

KMASS carried out a detailed appraisal of the issues and then prepared a specification for remedial works. We were then appointed as Contract Administrator seeing the repair works through to completion.

The basement flat within this converted house in Belsize Park was extensively damaged by escape of water.

KMASS investigated the cause & extent of the damage and were subsequently appointed to prepare a specification for repairs, to invite tenders from contractors and as Contract Administrator seeing the work through to completion.

Not long after purchase of these luxury properties several of the owners experienced problems with the suspended floors deflecting to such an extent that some of the doors on the lower floor would not open.
Our investigations revealed a number of inadequacies and the Buildmark Insurers were notified of the problems.
A scope of repairs was agreed and the floors were replaced in their entirety.

The building had developed serious defects affecting support to balconies and the stability of the front facade. The defects mainly arose from failure to adequately maintain the fabric of the building over a number of years.
We prepared a detailed structural scheme, including temporary works proposals, to enable the balconies to be properly supported and for the replacement of the brick mullions and lintols at the lower floor levels.

Upon instruction we carried out a structural survey in order to identify the full extent of defects.
Following further instruction from the client, we prepared structural and building details for the remedial works and dealt with Party Wall matters.

Loss Adjusters acting for the Buildmark Insurers instructed us to investigate this multi-storey building in Wandsworth following concerns raised by the residents at gaps appearing within the floorboards on the upper levels.
Our investigations revealed that the outer brick gable wall was inadequately supported at first floor level and it was pulling the building over to one side.
We engaged with the original Developer of the site and they carried out a major scope of repairs at their own cost in order to remedy the defect.

Loss Adjusters acting for the Buildmark Insurers instructed us to investigate the cause of cracking to balconies and the surrounding brickwork facade.
Poorly detailed steelwork and brickwork was identified and a suitable method of repair was advised.

KMASS received a full appointment (Architectural Design, Planning Permission, Building regulations approval, Party Wall Matters & Contract administration) for the complete design of a retro-fit basement.
The client was a Developer and wished to add value to the property and complete the works to a very tight timescale. By working closely with the Builder both objectives were achieved.

We were instructed by the owner to provide a full service (Architectural design, planning Permission, Building regulation approval, Structural design, Party Wall matters and Contract Administration).
The property was located on a very congested road in Hampstead, London NW3, and the site provided very little access or storage area for the Builder. The client wished to remain in residence during the build.
Our design took account of these factors and by working closely with the contractor the job was completed within a 4 month contract period.
